The main room of the lower unit has birch floors, R-26 in the walls and 10' ceilings.

By Spring the next year the landscaping was just getting going.

Beginning in April of '97 or '98 this former service station with multiple additions got a complete makeover in 6 months. The lack of any symmetry or balance in door or window placement made the thing 'butt ugly'. Six of the largest dumpsters around and new siding, windows, doors, floors, electrical/heating/ plumbing systems, insulation,2 kitchens, 2 baths and major structural renovation later made it a bit more palatable. I guess it was fun.

I'm about half way through The World Is Flat by Friedman and wondering what the flattening effect will be on residential growth patterns around the world. Will there be a move to the cities again or will the burbs keep growing? I'm feeling like the sprawl created by the internal engine and gasoline/oil (the big commute & malls, etc.) may just naturally continue. The decentralization of population may continue because people will want to create their own home and workplace islands for working from home. The price of oil/gas is likely to increase faster than our ability or inclination toward mass transit and/or fuel efficiency so there will be pressure to work from home rather than commute. Right now China's rush is toward the cities for opportunity but I'm doubting that will happen here in the States.
Any opinions?
